COMMITTEE PURPOSE AND RESPONSIBILITIES:
The purpose of the STMA Rules & Regulations Committee shall be the drafting and amendment of proposed Rules and Regulations in layman’s terms, consistent with the Master Declaration of Covenants, Conditions & Restrictions for the Sea Trail Master Association for approval by the Board of Directors.
Upon adoption of the Rules and Regulations by the STMA Board of Directors, the Rules & Regulations Committee will manage, support and coordinate the compliance of the adopted Rules and Regulations including functioning as the hearing body for any disputes arising out of any enforcement of the rules and violation complaints. The Rules & Regulations Committee will also provide input and advice assistance, as required, to the Board of Directors including routine reports as directed in the administration of the compliance with the adopted Rules and Regulations.
Any proposed change to the Rules and Regulations will be evaluated by the Rules & Regulations Committee and a recommendation will be submitted to the STMA Board of Directors for action.

Facility Committee: Day Kreuzburg, Chairperson
COMMITTEE PURPOSE & RESPONSIBILITIES
Budgeting and implementing those items once approved.
Regular maintenance scheduling and supervision: These include quarterly visits by Sandpiper Heat and A/C, quarterly carpet cleaning, bi-monthly bug spraying and quarterly maintenance to the exercise equipment.
Supervision and supplies for our custodian. We purchase most of our supplies for her at Costco, Sam’s club and Home Depot. This is the best way to save money.
Supervision of the MAC and the Pink Palace. Seeing that our rules for the use of these properties are followed. Making sure that the buildings are left in the proper shape upon completion of each use. Regular inspections are made weekly by committee members.
Scheduling the buildings by date and time, for all functions at the buildings. We do the Calendar for each building each month, post it on the bulletin board around the first of the month, and then adjust it on the fly as changes occur.
Purchasing the supplies for the members to use at the buildings. The plates, napkins, hot and cold cups , paper towels etc, that are used by the members at Sea Trail functions.
Fixing problems as they occur. Where feasible, we fix what we can. However, it is many times necessary to call in a professional. Throughout the year, heat and/or AC systems stop working, plumbing issues arise, electrical issues arise, appliances stop working, exercise equipment fails, lights inside and outside of both buildings need regular replacement, propane tanks filled as needed, buildings need power washing, as well as any other problems as they occur. We maintain a current list of Vendors for these and other problems. Keep the buildings in compliance with Fire codes and Health Dept regs. Make sure the AED’s are serviced and working regularly.
Special projects as they occur, also require our time. This past year was the re-working of the pool filters at the MAC and the parking lot repair also at the MAC. We do projects, as required, at the Chapel.
The Decorating Committee, a sub-committee of Facilities, handles the various decorations for primarily the December Holiday Season.
The Library Committee takes care of all of the needs at the Library. Should a major project be required, such as Mold Removal, Facilities handles it.
For structure purposes only, the Pool Committee is a sub-committee of Facilities also. However, they operate on their own most of the time. Facilities will get involved if there is a big issue with which to deal.

Finance Committee: John Rothermel, Chairperson
This Committee is made up of a minimum of three and a maximum of five members including the Treasurer of the Sea Trail Master Association (STMA) Board of Directors. Their responsibilities will be to review invoices and approve for payment, analyze the financial information and submit the annual budget to be approved by the STMA Board of Directors. The Committee, through the Chairperson, will report to the Board at regular meetings and special meetings as requested the results of expenses to income on an interim basis.

This Committee is made up of a minimum of four and a maximum of six members including a Chairperson approved by the Sea Trail Master Association (STMA) Board of Directors. Their responsibilities will be to oversee the pools at the Pink Palace and MAC. Duties will include observing and reporting to the STMA Board the cleanliness and upkeep of the pools and pool areas, recommending replacement and/or repairs to pool furniture and the equipment.

COMMITTEE PURPOSE & RESPONSIBILITIES
1. Maintain all hardware and connections to software.
2. Coordinate monthly calendar for all groups and individual functions for facilities.
3. Responsible for individual to contact for group and individual reservations.
4. Add, Delete, Update Property Owner information.
5. Add/delete user cards in the system.
6. Maintain control of unused access cards, records, and property owner information.
7. Maintain all Group and individual function schedules and authorized users to same.
8. Recommend to the Rules Comm. guidelines/consequences for abuse of access system/facilities by users.
9. Issue and control permanent and temporary cards according to guidelines.
10. Act as liaison with access system vendors.
11. Coordinate all new/changes to access/camera systems.
12. Coordinate with other committees, facilities, pool, tennis, and chapel on all access/camera issues.
13. Communicate periodic reports to Sea Trail Resident Master Association Board Members.
14. Prepare the annual budget.
15. Monitor system activity log, noting unusual or exception items and take appropriate action.
16. Coordinate notification of non compliance of rules and regulations to Property Owners and Group Leaders.
17. Insure that control is maintained over commonly used access cards: real estate, outside vendors, fire department, Dept. of Health, etc.

COMMITTEE PURPOSE AND RESPONSIBILITIES:
The purpose of the Communications committee shall be, under the supervision and direction of the board of Directors, to establish and maintain communication links through the Sea trailer newsletter, the STMA website, mapost.org, and special correspondence, which will provide all members of the Sea Trail Master Association with information from and access to STMA. The Communications Committee also oversees the welcome of new property owners through the Welcome Committee. The STMA directory is also under the direction of this committee and is published and distributed annually.

Landscape Committee
The Committee is made up of a minimum of three and a maximum of eight members including a chairperson approved by the Sea Trail Master Association (STMA) Board of Directors.
A STMA board member will serve as ex-officio member of the Committee. The Committee is responsible for developing the landscape bid specifications for the Master Association, the bid documents, and conduct interviews of bid contractors. Their contractor selection will be forwarded to the Board for their approval. It is the Committee’s responsibility to ensure adherence to the landscape contract. The chairperson, in turn, will meet with the contractor to resolve landscape issues, to coordinate changes and/or enhancements. The Committee will meet, as needed, throughout the year and forward all minutes to the Board.

Health and Safety Committee
Explore ways that safety in the development can be improved through possible neighborhood or development-wide programs.
Act as a liaison between the Master Association and Brunswick County Disaster Services to keep members informed of procedures to follow during an emergency.
Arrange for speakers to address topics of interest in the areas of Health and Safety
Arrange for health services such as Flu shots
Monitor present AED's and offer basic training for the AED machines as well as training for other life-saving techniques deemed desirable by the committee or the membership.

Roads and Maintenance Committee
Serve as the eyes and ears of the Master Association in regard to the overall condition of the development and recommend actions that should be taken by either the Corporation or the Master Association
Monitor street lighting, entrance lighting and guardhouse lighting to insure all are in operation. Coordinate all repairs and/or improvements of lighting issues
Keep up to date on all Sea Trail road conditions with an emphasis on roads not dedicated to the Town of Sunset Beach. Coordinate all road improvements.
Inspect and where needed recommend upgrades or replacements
Maintain and improve guard houses at the Oyster Point, North, South and Sugar Sands Entrances
Information Tecnology (IT) Committee
Committee Purpose and Responsibilities:
The purpose of the IT Committee shall be, under the supervision and direction of the Board of Directors, to review the IT requirements of the STMA and develop a plan of action and milestone for implementation.
